Advertising Venue Only (Estate Agents Act 1979 & Unassisted Noticeboard)

Dwellonest is an independent digital advertising noticeboard. We do not act as an estate agent, lettings agent, conveyancer, financial advisor, or escrow service. We do not negotiate sales, verify title deeds, conduct site surveys, or process transaction funds.

Consumer Protection & Truthful Advertising (Consumer Protection from Unfair Trading Regulations & DMCCA 2024)

All property descriptions, boundaries, prices, planning statuses, and details are supplied entirely by the seller. Sellers warrant that all information published is accurate, truthful, and not misleading.

Real Photography & Non-AI Verification

Sellers explicitly guarantee that all uploaded listing photos represent real, physical property condition. The use of AI-generated photos, deepfakes, or materially falsified imagery to misrepresent land or buildings is strictly prohibited.

Prevention of Fraud (Fraud Act 2006)

Dwellonest strictly prohibits fraudulent listings. Never transfer purchase funds or deposits directly online. All land and property transactions must be conducted through SRA-regulated solicitors or licensed conveyancers.

Public Profile & Display of Name

You consent to your Full Name being displayed publicly as your username alongside your property listings and in-app chat communications.

Data Protection (UK GDPR & Data Protection Act 2018)

Your personal information is processed in accordance with our Privacy Policy. You retain the right to access or delete your account data at any time.

Platform Moderation & Liability

Dwellonest disclaims all liability for transaction disputes, financial loss, or misrepresentations made between buyers and sellers, and reserves the right to remove any listing or suspend any account suspected of fraud or breach of terms without prior notice.
